At our initial meeting, we want to get to know you! We want to understand what you’re looking for in your new home. Tell us your thoughts, ideas, bring pictures, sketches and anything else that may help us better understand your wants and needs. If you have already selected a property, its’ best to see it firsthand to help us determine how the topography and subsoil will affect the project design. At this time it is also a good idea to begin talking about project budget and financing.
If you have not already selected a property, we have dedicated and trusted professionals that can assist you with finding your new site location.
We offer full design/build planning or we can work with plans from your architect or even an online source.
Our design process will take you from general ideas to a fully customized set of plans. During the preliminary design phase we collect necessary survey work, ranging from a topography evaluation, soils testing and a preliminary plan based on our previous conversations. Keep in mind you will have complete design control and be working hand in hand with Black Pines Builders, Inc. during this process. This will also include an interim design payment agreement.
After the preliminary design has been accepted, we will create CAD drawings to better define floor plans. Once these have been approved we will prepare representations of your house’s appearance and eventually a full set of construction plans.
Once the floor plan has been approved, we determine the type of materials to be used. For instance, what types of flooring will be used? Will the exterior be siding, brick, stucco or stone? What style of trim do you prefer? Do your prefer stain or paint? We will be with you along the way explaining options and offering our expertise. We will also be discussing plumbing and electrical fixtures, and your heating/air conditioning system.
After approving the architectural plans and construction budget, we can finalize a contract. This will include all previous product selections, the estimated duration of the project and the final contract price.
There are several items that will need to occur before construction can begin:
• Ensure that financing has been secured
• Design Pre-approval by the Architectural Control Committee (if applicable)
• Septic engineering and permitting (if applicable)
• Acquire necessary building permits
Now we are ready to begin the building process where superior quality and craftsmanship is standard. At Black Pines Builders, Inc. we build proud and will be in constant communication with you during the entire process. We will schedule regular consultations, and as always, open communication is a constant.
Before move in, we will have a final walk-through to ensure you are completely satisfied with the final product. We are committed to customer satisfaction and it starts with integrity in everything we do. We take great pride in what we do and want you to be as proud of your new home as we are.
