OUR BUILDING PROCESS

  • Step 1-Consultation

    At our initial meeting, we want to get to know you and what you're looking for in your new home. Architecture and building are a balance of form and function. We work with you to determine your needs and aesthetic. This phase may also entail initial work on site selection, budget and timeline. While we can work with any financial arrangement, we have excellent resources for finding the best construction and permanent financing options available. Finance is often viewed as complex and expensive, especially when custom design and construction are involved, but we make custom home ownership easy and cost effective.

  • Step 2-Select a site

    Select a site If you have not already selected a property, we have dedicated and trusted professionals that can assist you with finding your new site location.

  • Step 3-Designing Plans

    We offer full design/build planning or we can work with plans from your architect. 


    Our design process will take you from general ideas to a fully customized set of plans. During the preliminary design phase we collect necessary survey work, ranging from a topography evaluation, soils testing and a preliminary plan based on our previous conversations. Keep in mind you will have complete design control and be working hand in hand with Black Pines Builders, Inc. during this process. 


    After the preliminary design has been accepted, we will create formal construction drawings to better define floor plans. Once these have been approved, we will prepare representations of your house’s appearance and eventually a full set of construction plans. Our hands-on knowledge of construction, building codes and a commitment to sustainability and energy efficiency is integral to the design of your home.

  • Step 4-Product selection & Design

    Once the floor plan has been approved, we determine the type of materials to be used. We will be with you along the way explaining options and offering our expertise on the variety of design elements that come with building your own custom home.

  • Step-5 Pre-Construction

    After approving the architectural plans and construction budget, we can finalize a contract. This will include all previous product selections, the estimated duration of the project and the final contract price. Few builders can match the level of transparency Black Pines provides, and by pricing after the plans are complete, we do not have to overcharge our clients with ‘cushioning.’ This provides an extra level of certainty that the project will be within budget. If the project price is too high, we adjust the plans before we enter into a contract and start building. Sounds simple and logical, but this is rare in design-build and a unique part of the Black Pines process. Only when we are certain all parties are satisfied that the plans and budget are perfect do we execute a contract. With this contract in hand, we obtain permits and are ready to build. 

  • Step-6 Construction

    Now it’s time to make our carefully crafted plan a reality. At Black Pines Builders, Inc. we will be in constant communication with you during the entire process. We will schedule regular consultations, and as always, open communication is a constant. You will receive a detailed outline of what will happen and when, as well as categorized allowances for selecting the finish materials that will be crafted into your home. Our team and ‘critical path’ tell you what you need to select, when and how. We are experts at sourcing the highest quality materials for the best price. We are here to help make your selections, but you are in charge.

  • Step-7 Prior to Occupancy

    Before move in, we will have a final walk-through to ensure you are completely satisfied with the final product. We are committed to customer satisfaction and it starts with integrity in everything we do. We take great pride in what we do and want you to be as proud of your new home as we are. Additionally, all of our projects come with a warranty, and, where applicable, product warranties transfer to you. We pride ourselves on the unique way we take care of our clients long after closing-just talk with some of our many referrals and you will understand what this means!
